Principal Designer
On 1 October the Building etc (Amendment) (England) Regulations 2023 came into force, providing further clarity on how the government intends to implement the new regulatory regime introduced under the Building Safety Act 2022. This is in addition to the CDM Principal Designer role.
Therefore, any project requiring a new Building Regulations application, from domestic house extensions to higher-risk buildings (HRBs), will now require a Principal Designer to be appointed.
I am on hand to offer advice and assistance on how compliance can be achieved under this new regulation.
Commercial Design Services

Discussing your vision and needs
I start every project by discussing your vision to understand your requirements, goals, and preferences. I conduct a thorough site analysis to identify potential challenges or opportunities. This services is usually provided free of charge.
Concept design and development
Based on your vision and needs, I prepare a concept design that outlines the overall design direction for the project. I work collaboratively with you to refine the concept design until it meets your expectations. My design solutions ensure you achieve the best results, whilst making sure your budget constraints are maintained.
Design refinement and construction documentation
I work closely with you to make any necessary changes or adjustments to the design and will also liaise with other consultants or specialist subcontractors and suppliers on your behalf. Once the design is finalised, I create detailed construction documentation that provides all the information required to build the project. My design packages include 2D detailed drawings, 3D visualisations detailed works specifications and health and safety documentation.
Tendering of the works
Following the preparation of the design package I can tender the works to a number of recommended contractors on your behalf and prepare a tender report for your approval.
Project management services
I provide comprehensive project management services and administer the chosen building contract to ensure the project is completed on time and within budget. I will work closely with you and the contractors to coordinate all aspects of the project, including scheduling, budgeting, quality control, and communication. I will undertaking regular site visits and chair progress meetings. In addition, I will resolve design queries during the construction phase and issue the necessary certificates as required by the construction contract.
